What this website is, what it is not, and the limits of our relationship with you.

The short version. Everything on this site is free general information, not advice about your specific situation. We are a company that buys houses, so we are not neutral. Foreclosure law is different in every state and changes over time. Before you make a decision, talk to a free HUD approved counselor at 800 569 4287 and to an attorney licensed in your state.

By using this website you agree to these terms. If you do not agree, please do not use the site. We may update these terms, and the effective date at the top will show when we last did.

2. What this site is

Foreclosure Help Hub publishes free educational information about the foreclosure process and the options homeowners commonly have. It is general information written for a national audience.

3. What this site is not

This is not legal advice, tax advice, financial advice, credit counseling, or real estate brokerage advice. Reading this site does not create an attorney client relationship, a fiduciary relationship, an agency relationship, or any professional relationship between you and us.

This is the most important thing on this page, so we will state it plainly.

We are a buyer. If you decide to sell, we may offer to buy your home. That gives us a financial interest in one of the options we describe. We publish the other options anyway, and we tell you when selling to us is the wrong move, but you should not treat us as an impartial advisor, because we are not one.

We charge homeowners nothing. We do not collect fees for information, consultation, or any service, and we do not take payment in advance of anything. If any person ever asks you to pay us a fee, it is not us.

5. Your state's law controls, and we do not cover it

Foreclosure is governed by state law, and the differences are significant. Timelines, whether the process runs through a court, whether you can redeem the property after a sale, and whether a lender can pursue you for a remaining balance all vary by state, and by your specific loan documents. Our general information cannot tell you how the law applies to you.

Do not rely on anything here as a statement of the law in your state. Confirm your situation with a licensed attorney in your state before you act.

6. No guarantees

We do not promise any outcome. We do not promise that a foreclosure can be stopped, delayed, or reversed, that a lender will agree to anything, that you will qualify for any program, or that we will make you an offer or that any offer will be at any particular price. Any offer we make is subject to our own evaluation and is not a commitment until a written contract is signed by both parties.

7. Accuracy and currency of information

We work hard to be accurate and we cite sources. Even so, information may contain errors, may become outdated as laws and programs change, and may not reflect recent developments. The site is provided on an as is basis without warranties of any kind, express or implied, including any warranty of accuracy, merchantability, or fitness for a particular purpose.

8. Contacting us and consent to communications

If you submit our form or otherwise give us your phone number, you agree that we may contact you at that number, including by call and by text, and that automated technology may be used. Consent is not a condition of any purchase. Message and data rates may apply. You can stop at any time by replying STOP to a text, telling us on a call, or emailing [email protected]. Information you send us through this site is not confidential and is not privileged. Do not send us anything you would not want in the hands of a company that may become the buyer of your home.

We link to government and nonprofit resources because they are useful and impartial. We do not control them, we are not responsible for their content, and a link is not an endorsement of us by them.

10. Acceptable use

Do not use this site to break the law, to attempt to gain unauthorized access to our systems, to scrape or copy our content for republication, to submit false information, or to submit someone else's personal information without their permission.

The text, design, logo, and other materials on this site are owned by Foreclosure Help Hub and are protected by copyright and trademark law. You may read, print, and share pages for your own personal use. You may not republish our content commercially without our written permission.

12. Limitation of liability

To the fullest extent permitted by law, we are not liable for any indirect, incidental, consequential, special, or punitive damages arising from your use of this site or your reliance on its information, including any loss of property, equity, or credit standing. Some states do not allow certain limitations, so parts of this section may not apply to you.

Nothing in these terms limits any right you have under your state's consumer protection or foreclosure statutes, and nothing here is intended to waive any protection those laws give you. Where a statute conflicts with these terms, the statute controls.

13. Indemnification

You agree to hold us harmless from claims arising out of your misuse of this site or your violation of these terms.

14. Governing law and disputes

These terms are governed by the laws of the State of Colorado, without regard to its conflict of law rules. Any dispute arising from your use of this website will be brought in the state or federal courts located in Colorado, except where the law of your home state gives you the right to bring a claim elsewhere, which we do not attempt to take away.

15. Severability

If any part of these terms is found unenforceable, the rest remains in effect.
